Clearing an entire home, every room, garage, and outbuilding, down to a broom-clean finish. This is the most common estate job: a property cleanout needs to be fully emptied ahead of a sale, probate closing, or lease end.
Not every estate needs a full cleanout. If family members are keeping furniture, heirlooms, or specific rooms, we clear only what’s been identified as ready to go, working around what’s staying.
On every job, usable items go to donation first, recyclable material second, and only what’s genuinely unusable goes to the landfill. Roughly 80% of what we remove gets donated or recycled rather than dumped.
We understand that some items in an estate carry sentimental or monetary value well beyond their size or condition. Rather than treating everything as one undifferentiated load, we work with you (or whichever family member or executor is coordinating) to identify these items up front and set them aside for review before anything else is cleared. This applies to anything you flag: photographs, documents, jewelry, collectibles, or furniture with family history. You make the call on what’s kept; we just make sure nothing gets swept up by accident.
Not every family member handling an estate lives nearby. If you’re coordinating a cleanout from out of state, we offer photo verification throughout the job, so you can see the work completed and confirm it matches what was agreed on without needing to be on-site yourself. We can also coordinate key handoff and scheduling directly with a local point of contact (a real estate agent, neighbor, or property manager) if that’s easier than managing it long-distance.
Estate cleanouts are often tied to a timeline that isn’t fully in your control: a listing date, a closing, or steps in the probate process. We work directly around whatever deadline you’re facing, with same-day and next-day scheduling available for most jobs, and a clear window up front for larger properties rather than an open-ended estimate.
(This is general information, not legal advice. If you have questions about probate requirements or timelines specific to your situation, a probate or estate attorney is the right resource.)
We take general junk and trash, furniture (sofas, dressers, china cabinets, and similar), mattresses and box springs, appliances (refrigerators, freezers, stoves, washers, dryers), electronics and TVs, pianos, hot tubs, clothing, kids’ toys, sporting equipment, tools, scrap metal, tires, yard waste, and construction debris including pressure-treated wood. If it’s in the home, garage, or yard and it’s not staying, we can likely take it.
What we can’t take: hazardous materials (chemicals, fuel, pesticides, and similar). If you’re not sure whether something qualifies, text us a photo and we’ll tell you directly.
Estate cleanout pricing works the same way as the rest of our services: by how much of the truck your load fills, not by counting individual items.
What actually moves the price:
Every quote is firm and given before we start: labor and loading, transport, dump and disposal fees, and a broom-clean sweep when we’re done. The smallest job we do starts at our $99 minimum. See how our full pricing structure works on our junk removal pricing page.
Every estate is different, and we’re set up for the full range: long-occupied family homes with decades of belongings, heavily cluttered or hoarder-level properties, multi-room estates requiring more than one day, and straightforward single-room or partial clearings. If a home feels like too big a project to even start sorting, that’s exactly the kind of job we’re built for.
Our full-service estate cleanup process begins with planning. Our 30+ years of experience in the industry have taught us that every property cleanout is unique. That’s why we take the time to assess your specific needs and work closely with the family or executor of the estate to coordinate all the details. After a thorough evaluation of the property, we provide you with an estimate that covers all expenses and fees.

Of all the companies I contacted to clear out some garage junk, this company was the most responsive. He was in constant communication with me regarding his arrival, was quick and efficient loading everything I needed hauled away, and gave me a fair price. I would recommend them, and would use their service again in the future.

Very quick and professional service. Price is great. Employees asked if they should remove shoes to come into my home which was very thoughtful. Would highly recommend this business!

JASPREET HEERAn estate cleanout is a professional service that clears a property, typically a deceased person’s home, of furniture, belongings, and debris, so it can be sold, leased, or closed out. It’s often needed after a death in the family, but the same service applies to downsizing or a major move.
Pricing is based on how much of the truck your load fills, not a per-item count. Smaller jobs start at our $99 minimum; larger estates are quoted firm, before we start, based on volume, access, and condition. See our pricing page for how the structure works.
Most jobs are completed same-day or next-day. Larger or heavily cluttered properties may take longer; we’ll give you a clear timeline up front rather than an open-ended estimate.
No. Many of our estate clients coordinate remotely, especially out-of-state family members. We offer photo verification throughout the job so you can confirm the work without being on-site.
We work with you to identify these items before anything is cleared, and set them aside for your review. Nothing with flagged sentimental or monetary value gets removed without your sign-off.
Hazardous materials (chemicals, fuel, pesticides, and similar) are the main exclusion. If you’re unsure about a specific item, text a photo and we’ll tell you directly.
