How Is Office Cleanout Pricing Determined?
Office cleanouts are priced the same way as our residential jobs: by volume, not by a flat per-square-foot rate or a per-item count. The question that sets the price is “how much of the truck does this fill.” A single office’s worth of furniture is a very different job than a full floor.
Every quote is all-in before we start: labor and loading, transport, dump and disposal fees, recycling and e-waste handling, and a broom-clean sweep when we’re done. There’s no separate charge that shows up later. What you approve is what you pay. Our smallest job (the $99 minimum) covers something like a single piece of furniture from an easy pickup spot; a full office cleanout will run well above that, scaled to what’s actually in the space.
What Factors Affect the Cost of an Office Cleanout?
Size of the space and volume of debris. This is the main driver. A single office with a desk and a few chairs is a fraction-of-a-truck job. A full suite (cubicles, filing cabinets, conference tables, breakroom appliances, boxes of files) fills far more of the truck, and pricing scales accordingly.
What’s actually in the load. Furniture alone loads differently than furniture mixed with electronics, paper records, or heavier items. E-waste and anything with a county disposal fee attached gets folded into the quote rather than tacked on separately.
Access. Ground-floor suite with a loading dock versus a fourth-floor walk-up with a narrow hallway: access affects labor time, which affects price. Buildings with elevator restrictions or limited parking can add time even when the volume is small.
Timeline. Same-day and next-day service is available for most jobs, but a hard deadline with very short notice on a large space may affect scheduling more than price. Flexible timing generally gets you the most efficient rate.
Office Cleanout or Just Furniture Removal? It Changes the Math
These get lumped together, but they’re priced differently because they’re different jobs. An office cleanout means clearing the whole space: everything goes except what you point to and keep. Furniture removal is a smaller, defined pickup: a few desks or chairs while the rest of the office stays in use.
If you only need a handful of items gone, you’re likely looking at a fraction of what a full cleanout costs, since it’s a much smaller volume and usually a faster job to schedule. If you’re clearing an entire suite for a turnover, that’s the bigger job, priced by the full volume involved. Knowing which one you actually need before you call is the fastest way to get an accurate quote instead of over- or under-estimating.
